Not enough info.. Usually I tell all my pre married clients to let me look at both borrowers before the marriage takes place.. If one borrower has excessive debt or has some bad credit, then your better off purchasing before the marriage assuming the single borrower qualifies.. FHA requires non borrowing spouse debt to be included in the ratios of the borrowing spouse when the property is located in a community property state (such as my state, AZ).. so depending on where your looking to purchase could effect your ability to purchase after the marriage.. it all depends on your credit. if both have good credit, you can buy together , single or married ,and both be on the apps.. if one of you have better credit than the other, have that person do the loan.. if you do FHA, AND your credit is better, and you are married, you can buy married sole and separate from your spouse, but you will have to qualify with your debts along with your spouses debts.. so the bottom line is ,, your credit will mandate your decision.. linda i have been a credit underwriter, so i am pretty good at these. yourloanpartnerforlife@live.com

no difference before or after you marry - the process and qualifications are the same for FHA. If you are in agreement, I suggest you buy sooner as interest rate are likely to be higher the longer you wait.
Pulling from several previous posters, there is no difference regarding the financing UNLESS you are buying in a community property state. But there aren't any of these particularly close to you so you're fine unless you're moving away somewhere. It may or may not be smart or possible to have one or both of you on the loan, but this decision will be the same whether you buy before or after. All that being said, there are some differences in the way that you should title the property from an estate perspective. However, this can generally be amended after you are married if necessary. There is no difference whether you are married or not in terms of the loan. You should take into consideration your credit scores and income. If one of you has a poorer credit score that will negatively affect the interest rate you get, you should see if the other one if able to qualify for the loan on your own. In terms of any tax breaks you might get on your mortgage being married vs. being single, you should consult your accountant.
