FHA or not?

I'm trying to get an FHA loan but I don't have any money saved up for a down payment. I can afford the actual mortgage payments and have good credit and I was wondering if theres some way to afford the loan. Any ideas? by JProvo_297_224 from Eugene, Oregon. Jul 31st 2012 Reply

Some areas have grant programs that provide down payment assistance. Most of them are needs based and many are out of funds. Work with a local Mortgage Banker/Broker to see what might be available. Also, FHA does allow for funds to be gifted from family members for down payment and closing costs. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ www.LoansA2z.com 888-889-9950

USDA offers zero down payment loans.. However the home has to be in a approved USDA area.. If you're a military veteran, there is VA financing at 100% down... HomePath homes offer 3% down payment.. And FHA is 3.5%... HUD also has some foreclosed homes that they will finance with $100 Down, but these are only specific homes.. There are many areas in the country that has Grant or Gift funds available for low income families.. The best source to find out of there are any in your area is to talk to a real estate agent.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Call a mortgage broker that covers OR. There are down payment assistance programs and grants for certain areas. You would probably still need at least 2 months reserves (2 full mortgage payments) saved in your bank account.

I agree with pursuing a USDA loan as one of your best options as long as you meet the other requirements.

You have several options as follows: 1) FHA $100 Down; 2) USDA Rural Home Loan; 3) VA Home Loan; 4) City or County Home Buyer Grant; or 5) Family Gift of Down Payment for FHA. Good luck.

Opes Advisors, Inc. is a regional direct lender bank with underwriting, document preparation and quality control right here in EUGENE! With no cost or obligation, I would be happy to explore your options in further detail. Please call Randy Free at 541-681-8787, or rfree@opesadvisors.comThe two 0% down payment loans are military VA (must be veteran or reservist) and USDA Rural Development (outside Springfield/Eugene boundary). We can go as low as 3% down payment with a conventional loan. FHA requires a 3.5% down payment, and this can be 100% gift money from a relative. Grant funds for down payment are sometimes available for low income families, but SHOP (for Springfield) and HAP (for Eugene) are currently out of funds. Please call me and I will be happy to help you prepare and make the right financial choices.Randy Free NMLS# 283930rfree@opesadvisors.com541-681-8787
