First time homebuyer looking for a ZERO DOWN option in CA

There are really only two true zero down payment loans. The VA loan for our military personal, and a USDA rural development loan for buying in rural parts of the country. Next is down payment assistance loans. Those always come with income limits. Basically if your income is over those limits, you are supposed to be making enough money to save for your own down payment. The last option, has been, and continues to be super popular, and that is to get a gift from a family member. You don't mention income or indicate what part of California, but knowing California home prices, this is a much bigger challenge than in other parts of the country, like here in Minnesota.
