My husband purchased the home 8 years ago (we have been married for 6) but offered to give me the house if I want to assume responsibility over the mortgage. I do, but we're not interested in involving lawyers. The split is amicable and we have no children. My job pays enough to handle the mortgage on my own. So you're fully responsible for the payment you have to be on the mortgage and in turn on title, as owner. You can be added on the title via a title company; but to be added to the mortgage you could refinance him off and you on. Hello, this is very possible depending on the details. Do not talk have a title company or anyone transfer title until you have spoken with an experienced lender to determine your options first. If you do them separately you may misstep and cost yourself extra money! He can sign a deed basically giving you full ownership of the home, but until the mortgage is paid off, refinanced or the home sold, he will always be obligated to pay the payments.. and if he tries to purchase something in the future, the payment on that loan will go against his debt to income ratios.. best thing for both is to refinance it into your name only.. Unless he has an assumable mortgage (most are not, but FHA are...) you will have to refinance the mortgage into your name and likely make the title change at the same time.
