good income bad credit due to family crisis

Your question is not clear, and I'm assuming your inquiring about mortgage finance. Lenders decisions to finance someone is based on several factors.. One major factor is your past payment (credit) history... with horrible credit, no lender is going to lend to you for a mortgage.. No matter how much income you have.. You can do a reverse mortgage, but there are age requirements, but your past credit history won't matter. If you don't qualify for a reverse mortgage, then your only option is to work on getting your credit fixed... I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you are age eligible, you might consider a refinance via reverse mortgage.

Without acceptable credit you will have trouble getting a mortgage from any traditional source, regardless of income or loan compared to value. A good mortgage lender can advise you on steps that will improve your credit but very few really understand what it takes. You might find a locally based consumer credit counseling agency (not necessarily for a debt management program) and get advise from them, search at this website: http://www.nfcc.org/FirstStep/firststep_03.cfm but, again, not all credit counselors are as good as others.

With poor credit it is difficult to get approved for a loan. That being said if you are now currently working it may be possible to get your credit to a point where you are eligible to refinance. We have lenders that would refinance you with a 560 middle credit score. Give a mortgage pro a call and we should be able to advise you how to achieve your goal.

As others have suggested, it is very difficult - almost impossible to get a mortgage loan. It will pay you in the long run to repair your credit but you need to get good advice. There are many good credit repair companies that can help - but be careful when choosing there are also some horrible ones. I would call a mortgage professionals listed on Lender 411 in your area for advice on a good credit repair company. I have seen some pretty bad credit repaired in six months with the right advice and dedication to doing it. Good Luck.

The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario.
