I have had a consistently good credit history but I missed a mortgage payment a few months ago and I was considering asking for a good will deletion before i refinance. Is this a realistic option or do lenders rarely award these? by HParki_998_616 from Louisville, Kentucky. Aug 31st 2012
It depends on the lender, but in my experience, probably not going to happen... I had a Chase Mtg. payment that my wife said she made, and when I looked at the account on the 30th of the month, I had seen that it was never deducted.. I went into a branch to see what happened, and turns out she never made the payment, so I made it right there.. On the 30th... they showed me 1x30 on my credit report.. I went round and round with the bank employee, and continued to escalade up the chain from one supervisor to the other.. They never deleted the late payment.. I had been with them for 14 years, 5 mortgages, 8 car loans, credit cards, savings and brokerage account, etc... Needless to say, I am no longer with them... Your lender might tell you that "it's illegal for us to remove it".. Or something like that.. All lies. If they choose to report, then what they report has to be accurate, but they don't have to report if they choose not to.. So they can remove it If they want to, but, again, they probably won't.. Not likely at all to happen at this point...if you had contacted them at the point where you were late they probably would have cut you some slack as a one time act of good faith but probably too late now that it already reflects on your credit.

Of course you can ask, but don't be surprised if they say no. Also, DO NOT in any way let them get the idea you are looking to refinance. If you do, they will tell you NO, for sure. If you are refinancing under HARP, then the one missed payment shouldn't prevent you.
