HARP denied because of modification on other property

I am interested in taking advantage of the HARP program on my main home. My lender says because I negotiated a modification on a rental property in 2010, I can't use HARP at all. Can yo help? by kac543_716_512 from Santaquin, Utah. Jun 26th 2012 Reply

This definitely sounds like a lender overlay. Contact a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation. Not true... In some very, very rare occasions, the credit report might show in the derogatory section that a mortgage has been modified, and if that's the case it could adversely affect your credit. if that loan was delinquent and it caused your score to drop, or you have multiple rentals, DU or LP might not approve you for those reasons as well.. But my guess is that your trying to use your current loan servicer.. and that's a mistake... if you want to know for sure, you should contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. That sounds like a lender overlay. My guess is you got an expanded approval or something, and the lender just didn't do those within their own program. Doesn't sound right, contact a local mortgage broker and he can shop around many lenders for you....Good luck

A lot of banks look at loan modifications the same as a foreclosure as far as allowing you do do a refinance or another purchase. In which case those lenders would require you to wait 3 years from the date of the loan modification.

Contact someone else. A prime clue to the "denial" are your words "my lender". That particular lender has a previous "loss" on the modification and simply isn't interested in you anymore. A modification in and of itself is not a reason for denial on a HARP loan. Assuming everything else is OK, you should be successful with a HARP loan with another lender. Words to the wise? My firm has complete over 4000+ mortgage modifications nationwide - question how you got a HARP modification on an investment property? Prior to a couple of months ago - modifications on investment properties; banks were only restructuring, putting arrears at the back-end of the loan with no reduction of the interest rate. If you bank is telling you this, is probably is an excuse you will believe, I am willing to bet if you got legal assistance. Within one week they would be calling you, saying "Oh you don't need an attorney, we can help you"...... Understand you bank is the biggest bill collector out there, they will do or say anything to make profit off of you!!!! First you need to determine who your investor is - Fannie or Freddy. If if it is another investor, then you would to pursue an in-house modification with your bank (who is servicing your loan). Contact me if you need help.
