You have to be here legally to be qualified for a mortgage.. most lenders will insist that a borrower on a visa have at least 3 years remaining before approving them... if your visa is expired, and you get married to a permanent resident, it will not change your immigration status... The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

If your VIsa is expired have you applied to renew? Just because you're getting married to a permanent resident does not allow you to stay in the US & purchase a home. I would suggest you apply for your Visa renewal. Do you need your income to qualify for a mortgage loan

In today's lending world, borrowers need to be here legally and most lenders require the borrowers to be either a US Citizen or a Permanent Resident Alien. It is doubtful that someone with an expiring Visa is likely to be denied. ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ www.LoansA2z.com
