You should be able to. Most banks want to see your BK discharged 2 years ago. Credit and Income would be the next step before a pre-approval.
the waiting period for most lenders for conventional or FHA financing is 2 years assuming no foreclosure or short sale on ANY property, then the waiting period will be 3 years... but the waiting period is just one step... you still have to show income via tax returns, and you still have to have sufficient credit scores, 640 or above for most lenders... The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. You should only settle for a WRITTEN quote, and from a reputable brokerage.
