home missing all appliances, what does FHA require in order to close?

The REO I'm in contract now has no appliances, stove, dishwasher, oven, microwave, a/c...in order to close the escrow, what will my lender require prior to closing? we have FHA by backham from Shreveport, Louisiana. Jul 12th 2011 Reply

FHA will require all the basic living items be in the property, heat, stove, water heater, septic etc. Microwave and dishwasher are more of a luxury.

I just closed a loan in the exact same condition. The prior owner took all the appliances with them. FHA requires there be a working installed stove/oven. If there is a spot in the cabinets for a dishwasher you must install a dishwasher as well. if there is not open spot then you do not need a dishwasher. You do not need a washing machine, dryer or refrigerator. Also keep in mind that FHA will be concered with anything that may be a safety hazard like wires hanging, wholes in sheetrock, removed light fixtures in ceiling(left open whole), stairs without railings etc........

forgot to mention. the heating system would definitely need to be installed and working. If the home is forced air or has central A/C that would need to be functioning as well.

You will need a stove, HVAC, water heater, septic, all bathroom fictures, TUB, shower, comode etc.. Refridgerator has been know to be needed but not all the time. My recommedation is to check out craigs list as you can get most of these items for free- they may not be the ones you keep for life but they will get you to the closing table! If there is a spot for a dishwasher then this will need to be placed as well. Any exposed wires from missing light fixtures will need to be adressed as well or holes in the walls and cielings. Also stair railing in side and outside need to be in place. Good luck- just know you can always convert your 203b FHA loan over to an 203k FHA loans to help pay for these items and include them in the loan if you cannot get them for the prices you have the ability to pay for them.
