So i was wondering if it would be possible for me to get a house in my situation. I have only been working at this place for a few months. Covid took my seasonal job, and my off the books job. And i had a year of no work on the books because i was travelling. (Before that same job for almost 10 years) I might take a different new job for a few more bucks an hour soon. Another issue is my credit is horrible (between 580 and 660 depending) because i cosigned on a card to save my friends pet and they let the bill go dropping my score a couple hundred points. Outside of 4 student loans (2 around $3,300 and 2 around $1,300) i have no debt of mine.I make around 25k a year as of now (without the new job)I have 22- 25k and shy of a grand in stocks and bonds but id prefer to put down at absolute most 15-20 so i have a saftey net. FICO: as of right now 660 (i just paidmy card almost off)Transunion: 607Equifax: 583Is it possible for me to get a mortgage in western new york (buffalo) as of my current financial state or do i need to do more? by rustbelt91536 from Buffalo, New York. Because qualifying for a loan has so many moving parts, and underwriting rules have so many variables that work for or against an applicant, the best advice I can give you is to connect with a licensed Mortgage Broker in our area, provide them all the specific data we would need to qualify a prospect and see what they recommend. ~ Bert Carpenter, The LoansA2z Team of NEXA Mortgage ~ NMLS 40586 ~ At NEXA, we've got you covered. We are licensed in all states except MA and NY and we are pending approval in VA, so give us a call. ~ www.ApplyYes.com 480-889-9000.
Without reviewing a full application, no one here can really give any sort of realistic answer. There is no harm in reaching out to a local mortgage broker in your area, and giving them a full application so they can zero in on your individual options. I lend in WI, MN, IA, SD,ND.
