How do I obtain a home loan after a Chapter 13 bankruptcy?

I was in a Chapter 13 bankruptcy for a full 5 years. It was discharged in Sept. of 2011 and I am in desperate need of getting a larger home. My credit score ranges from a 696 to a 716. by sb3521233 from North Salt Lake, Utah. Mar 31st 2017 Reply

FHA & Conventional loans are available 2 years after a BK-13 is discharged. I have helped a borrower buy a home while they were paying on a Chapter-13. However, after the bankruptcy they work very diligently on their credit and reestablishing it so it was pretty simple. I meant to say while in the bankruptcy the borrowers we able to make timely payments and re-establish credit.

Hello there. It looks like you are good to go. Your BK was discharged over 2 years ago. It also looks like you have done a good job in bringing up your credit scores. You would qualify for a Conventional or FHA loan. The Conventional loan is more credit sensitive and I like to work with clients to help them raise their scores. More info needed, but in general, FHA is a 3 year waiting period, Conventional is 4 years, so long as a home was not included.. if there was a foreclosure associated with the BK, then conventional is 7 years.. USDA is 3 years but you must purchase in a USDA defined area.. VA is 2 to 3 years, but you must have VA benefits available to you.. so, basically, if you have no foreclosure, then you can use any of the available programs.. if there was, then you can use FHA, VA, USDA.. USDA can be done after 3 years from the Chapter 13 discharge date. Conventional is 2 years after the discharge date. FHA and VA a borrower can be one year into the BK 13, satisfactory payment performance, and permission from the court to enter into a mortgage.

Hi SB3521233,Just to clarify a couple incorrect posts regarding guidelines.FHA only requires a 1 year wait after a chapter 13 is discharged as long as mortgage was not included in the BK.
