For an FHA loan, two years from the date the Chapter 7 Bankruptcy was discharged would be the first day you would be eligible to close escrow. This assumes of course that you have taken the steps to re-establish your credit and credit score. You may want to start the process now so that you know exactly what you need to do to be "Loan Ready" on that date. Contact a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. Two years must have elapsed since the discharge date of the borrower and / or spouse's Chapter 7 Bankruptcy, according to FHA guidelines. This is not to be confused with the bankruptcy filing date. A full explanation will be required with the loan application. In order to qualify for an FHA loan, the borrower must qualify financially, have re-established good credit, and have a stable job. For FHA and VA programs, 2 years from the date of discharge for Chapter 7, and 1 year from the date of filing for Chapter 13.
