VA requires a 2 year waiting period from the date the property was transferred out of your name, however FHA has a loan product where you can apply immediately... their guidelines have zero flexibility, such as no late payments on the short sold home, and no late payments on ANY obligation, etc.. but there is a product where you can apply right away... VA is going to treat a short sale the same as a foreclosure and make you wait 24 months for the date the short sale closed escrow.
