There is no standard time frame since a lot of things have to fall in place, but in general, your realtor should be asking for 45 to 60 days for USDA files.. Your lender first fully underwrites the file including all supporting documentation as well as the appraisal.. then once it's out of underwriting with the conditional loan approval, then all the conditions need to be gathered and sent to the underwriter to clear.. once everything has been cleared, only then does the file go to USDA for a 2nd underwrite.. and the process happens all over again.. It's near impossible to get everything closed inside of 30 days, but between 30 to 45 should be acceptable... however, there are multiple USDA loan centers through out the country.. each office has their own turn times for underwriting submissions.. Here in AZ, they are about 8 days out.. but it's probably different in NC.. If you want to know for sure, ask your loan officer,,, they should be able to find out exactly what the current turn times are.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
