how long of a friendship does it have to be and how to prove that friendship? how to word it on fha gift letter to get approval

Are you working with a loan officer? I only ask because they should have addressed this once they knew you were using gifted funds for a down payment.. If you are not working with someone, i'd be glad to assist. Anyway, It's rare that the underwriter will ask for proof they are your friend... That being said, I did have a loan a few years back where the lender did ask for proof.. I went on his FaceBook page and took a snapshot of a photo of them 5 years back.. that satisfied the lenders request. But in regards to your question, The guidelines do not specifically state how long they have to be a friend.. as far as the gift letter goes... your loan officer will provide you with the letter (its' a standard form).. and it does not ask how long you have known the donor.
