Under conventional guidelines, you have to have 5% of your own money as down payment, anything above that can be gifted.. some lenders have specific requirements as to WHO can gift you the funds, but in general, anyone you're related to or have know for a long time.. If you do FHA the entire amount can be a gift. If you are going for conventional loan, and you are putting less than 20% down, 5% must come from your own funds.
