I currently am paying a mortgage on a manufactured home on 4 acres of land. I would like to sell the manufactured home and build a new home on the same property. I currently owe $89K on my mortgage (home (along with contracting work), well, and septic) and there's no way I can get that amount of selling the house alone. I agree that sub dividing the lot and flat our selling the manufactured home would be the best way to go. Then you will be able to do a construction loan on the other parcel of land. Just bear in mind that contruction loans are hard to come bye in this day of lending and do not follow the normal guidlines of FHA and or Fannie and Freddie. I do have contruction lending if you are trying to build in Georgia- let me know if you need any help in the future!
That's an interesting problem. You really can't without affecting the collateral (home and land) of your manufactured home. If you divided the property into two lots then you would need to pay off your existing mortgage through a refinance. That leaves you with a second problem in that if you refinance that as a primary residence, what would you be doing with the home you plan to build? You can't have two primary residences -especially side-by-side.A construction loan would usually require a lot that has no improvements, so dividing the lot makes sense for that, too.
