How will a short sale affect my future
Just got finished with a short sale. I am getting married in 5 months. At that time will my wife be able to apply for a mortgage with no issues due to my short sale? by jacob938 from San Diego, California. Sep 21st 2010

If you weren't late on your mortgage payments you may be able to quality. If youe were late you'll need to wait for 2 years. .... Happy funding, Rudi

If your wife to be can credit and income qualify for a home by herself then there won't be any issues as long as she wasn't on the home that you short sold. Even though you short sold your home FHA guidelines prohibit you from the purchase of a home for at least 3 years your short sale is "coded" just the same as a foreclosure for conventional lending your short sale excludes you from conventional lending for 4 years.
