i am a home owner without a morgae do i quilifly to refinace a row home with bad or no credit or would it be best if i owned a sin

If you own a property "Free - N - Clear".. Then you can refinance and pull cash out.. For any of the conforming programs, you have to have adequate credit.. Most lenders will require 640 or above.. if you have no credit, then there's still a possibility using alternate credit such as utilities payments, insurance payments, etc... if you don't qualify for any conforming programs, then there's "Hard Money" loans.. These types of loans are VERY expensive.. But they typically lend on equity position rather than credit qualifying.. if you want to know for sure, then you should contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Are you on a lease to own? Are you on the Deed? It's possible to refinance after 6-12 months. More information is needed but as mentioned in other posts - no credit you may be able to use what we call tradelines (phone, utilities). If you have bad credit you will need to raise your middle score to at least 640. You can refinance if you own the home free and clear. Good luck.
