I got approved through lending tree for you company but people telling be aware that you guys will go thru the process not close

My advice would be to make sure you have everything in writing and that you have a copy of all documents. Particularly, you want to pay close attention to the interest rate offered and the fact that it is not usually a locked rate. Also, your time sensitive documents, such as your income, assets, and credit report documents will expire within a certain number of days upon receipt by the lender. If you were enticed to apply due to a very low interest rate that seemed they were the only company to offer it, you should definitely question why that is! I know that the lenders that purchase leads on Lending Universe can be from anywhere and as in everything you do, you should exercise caution and ask certain questions, such as 1) how long will the loan process take once all requested documents are submitted, 2) how long are my financial documents and credit report good for, 3) is my interest rate locked and if so, for how long, 4) if my interest rate is not locked, at what point do I lock it and if the lock expires at any time, what is the process and/or penalty to re-lock the rate, 5) will you as my loan officer be my single point of contact throughout the entire process and if so, how often will you provide communication with me as to the status of my loan, 6) if you as my loan officer is not my single point of contact, who will I be working with and what functions will they be working on for my loan approval, 7) are you a lender, broker, or both, 8) do you charge an application fee and if so, what does it cover and is any portion of it refundable at anytime if I decide to cancel the loan application. I think this will give you a good base to go from and if you need any direct help, I would be more than happy to discuss your situation in more detail and how to transition from one lender/broker to another in a very timely fashion. he biggest problem with the Lending Tree Model is that "When Banks Compete" you end up with the lowest cost provider and the old adage "You get what you pay for" usually means the lowest cost provider is cutting corners somewhere. The reason you hear so many people telling you that you will have problems closing is probably because the same thing has happened to so many of them. My advice is always work with a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. We are the Walmarts -- Lending Tree represents the big retailing banks. They have allot of overhead to cover. We dont. For sure you can get a much better deal using a knowledgeable broker. Andrew Alfonso

I agree with the loan officers above. Lending Tree does not do loans. It just generates leads for mortgage companies to buy them. Unfortunately, there is a great deal of deception that goes on this business about who the best lenders are to work with that will provide you info in a timely manner, and be available to you to answer your questions. As stated lending tree is a lead generation service that sells your information to as many as 5 lenders typically. Do your homework on the lender you get a good feeling about. Remember that sometimes the lender that quotes you a low rate right off the bat without verifying your income, credit and assets may not be the best choice. If it seems to good to be true it usually is.

Thanks for responses... one other question, So access capital group, national home lending, people mortgage co and vison one mortgage all preaproved me... How legit are these companies if u guys know... I'm hesitate to work with something I never heard of... Also my credit wasn't the best in world... And I don't want to get my hopes up then they say after all paper work and right befor clising I can not get the house

LendingTree is a lead generation system. So once you submit your information, they typically sell it to about five different mortgage lenders. Do your homework and look at the reviews for each lender and talk to each one to see which one you would feel the most comfortable working with. We are a mortgage brokerage located in San Diego. I'm not sure if our company was specifically named as one that would "go thru the process not close," but, if so; if we start your loan we will finish it. I don't open loans that can't close. That would be a waste of everyone's time.
