Much more info required, but in general, a 654 MID credit score is acceptable for most lenders, but we would need to look at your complete loan profile to determine eligibility.. Certain derogatory events have mandatory waiting periods, so without looking at your complete profile, it's impossible to say.. For this reason, I suggest you contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. First and foremost, look at the home buying process as a project, not a short term event. Find a trustworthy and reputable broker to begin the pre-approval process. Ask them for their rates, etc and shop around! Rates will vary from group to group. Ask other people you may know who have recently purchased a home and had a good experience with their lender/broker. Once you make the choice, be prepared to supply the mortgage loan originator with some very important information so they can fully assess what you can afford according to debt to income ratios etc. Also, ask them for a list of the DON'T DO LIST for borrowers such as large purchases like a car, or boat during the loan approval process. Do not change jobs or professions..... You get the picture. Again, shop the market for a competitive rate. You do not need to overpay to get a great loan with great service.
