i have a fannie mae and can get a harp for 5.1% for refinancing my home. but i have commercial homeowners policy. will i still be able to get the refinancing. the bank that holds my lien would be doing the refinance. i have credit scores of 740 and never missed any payments . owned home for 10 yrs

This could present a problem since your property needs to be a residence and not a commercial property, however if you live in the home and run a home based business out of it, then you should be ok.. the lender will probably want a letter of explanation. There could be issues if your property is a "Mixed Use" type property.. think of New York.. Pizza joint at street level, but owner lives upstairs in the apartment... Some lenders allow for this and others will not.. however, if your property is used solely as a commercial business, then a HARP refi would not be available to you.. ..
