More info would be needed, specifically WHY?.. Why is your score so low? BK? Foreclosure? Short Sale? Unpaid Student Loans or Unpaid Taxes? Judgments? You could have a 750 credit score, yet with one of these credit deficiencies, you still might get denied.. so without knowing why, it's hard to advise.. This I know.. Most lenders want to see 620 or higher for FHA with a few going down to 600, 580, and a handful going down to 500, but understand that the lower the score, the more strict the guidelines are few that apply actually get approved.. For this reason, the best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Yes you can get a mortgage with those credit scores. It depends on what is currently on your credit, but if you have not had any credit issues for the past year, you typically can get a loan with out ant trouble. Please feel free to contact me.

Yes, but It depends on your total credit and income picture, FHA would most likely be your best option. You may have a hard time getting approved for a conventional home loan, but you may qualify for an FHA loan. Most lenders work with credit scores down to 580, you may need to contact your local broker or banker... a banker is not a bank just fyi.
