I have a middle credit score of 604, but I am going to buy a home with my fiance, is it possible to use my VA loan?

The credit score will keep some lenders from working with you but there are many that will. The larger issue is that the VA would need you to be married to use income from the fiance/spouse for qualifying. Contact a LOCAL mortgage banker or broker that is familiar with VA guidelines and work with them. There may be other options that will work for you without getting married first.

We do 604 scores on VA only in NJ....check with local lender in your area that is on Lender411

You have two issues going on... First, your low credit score is going to cause almost all lenders to reject your application. Second, while technically possible, VA basically doesn't like non-married co-applicants. The vast majority of lenders will not allow her to be on the loan. Good luck. www.VA-IRRRL-Loan-MN.com

YES! We have many investors and lending partners that will possibly allow a 604 mid FICO on a VA purchase however most prefer a 620 or higher.
