If you can come up with 3.5% down you can add a non occupying co borrower to help you qualify for an FHA loan as long as you meet all other guidelines as well. VA may or may not be an option for you, but using a co-borrower wouldn't work with the program guidelines. I was able to help someone in a familiar position, not too long ago.
