I HAVE A VA ELIGIBILITY CERTIFICATE, BUT NEED SOMEONE ELSE'S INCOME TOHELP ME QUALIFY FOR A VA LOAN.?

by gblamire917 from Crawfordville, Florida. Mar 10th 2014 Reply

Unfortunately only the veteran and a spouse can be on the loan you cannot use income from a non spouse to qualify so if the other person is your spouse you're good if they're not unfortunately it won't be an option. If I can assist farther my number is 561-373-0371

Only your spouse's income can be used to help your income for VA. There are other programs that will allow for 100% financing as well. Give us a call and we can go over your complete scenario and give you information regarding the two programs that will allow a non occupied co borrower. If you can come up with 3.5% down you can add a non occupying co borrower to help you qualify for an FHA loan as long as you meet all other guidelines as well. Give us a call as we are part of the Homes for Heroes program and would like to discuss your situation and see if we can help. 800-991-5309 ask for Michelle

VA may or may not be an option for you, but using a co-borrower wouldn't work with the program guidelines. I was able to help someone in a familiar position, not too long ago. If you'd like to see what your options are, please feel free to give me a call directly at 407-371-1104. I am a local Florida mortgage broker with extensive experience closing loans with special circumstances such as this; I'd love to be able to point you in the right direction.Either way, I wish you the best of luck and sincerely thank your husband for his service to our country.

Yes Maam you can use a non-spouse to qualify for a VA loan, there is a specific way to do this and specific rules that apply. I will be happy to explain them in detail if you'd like.... I am a US Veteran and have been specializing in VA lending for over a decade.... Thanks John Schweer 816-412-3568
