Unfortunately, Texas has some pretty restricted cash out laws (A6).. so much more info would be needed to properly advise you.. also, everyone's perception of "Bad Credit" is different, so lenders use credit scoring models as a tool to determine eligibility and risk tolerance.. without knowing your scores, it's impossible to say.. Also, if you are currently delinquent on any outstanding obligation, it's going to be near impossible for you to obtain financing on any conforming loan product.. which leaves private money (Hard Money) type loans.. and these types of lenders prey upon people just like you.. bad credit, lots of equity, and maybe a bit desperate to find help.. You should start by calling a local mortgage broker and let him look at your complete loan profile.. they are experienced in seeking out the best loan for your specific scenario..
