You should reach out to a local mortgage broker.. they have access to credit repair specialists who can help you imnprove your score quickly... The local banks usually dont deal with helping rebuild credit.. although, as other suggested, credit unions might have a credit card program that will give you at least one postive item for your credit report.. The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com
Hello:Our minimum middle credit score is 620 for USDA guaranteed loans. If you are looking to refinance, you will need to wait as USDA is not guaranteeing any more refi's at this time due to funding issues. The end of their fiscal year is 9/30/12. Until Congress votes to fund them again, the guarantees are suspended. If you are looking to purchase, you had better ghurry, as there is usually no warning when the word comes out that there is no more funding. In previous years, I have seent it take until early in the next year before the funding is approved again. USDA does not have a score requirement, however, they do have income limitations and look strongly at disposable income ratios. If you would like more information, please call me.
I agree with Paul. They vary by lender but also your total financial history. Since Dodd Frank the score is not all it takes. Now to build credit I would suggest you contact a local credit union to see what programs they have in place to start. Most credit unions have just what you need to establish credit.
By the way, if you would like some credit help to improve your scores, I have the name and number of a company I am hearing good things about. There is a small set up fee and then they charge per deletion. Feel free to call on me for the info.
