I would call the county where you are looking to buy and see what type of programs they offer.
Contact a LOCAL mortgage broker, not a bank and apply with them.. they are familiar with the local programs and also work with many different lenders and can find the right lender for your particular scenario.. WilliamAcres.com
There are many programs out there with some form of assistance for first time home buyers. My best advice is to contact a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. They will have access to loan products of many lenders, not just those of one bank. They will also be able to help steer you to those agencies with down payment assistance or grant programs for folks like you.
