No one reads your standard mortgage, or note. But it contains interesting items. Like keeping up the property, no storage of hazardous items, and even allowing for the lender to 'inspect' the house. The reality is no one is ever going to come to the house in normal circumstances. The only time you ever really see that is when a house is in foreclosure, and the owners have abandoned the property. This clause allows the lender to enter to secure the property.
