There is no official set amount, but with that said, many lenders do set their own internal amount. Most lenders start having issues under about $80,000, as government rules start making it hard to lend for small amounts, as they have rules about how much costs can be compared to the loan itself. While they vary nationwide, here in the Minneapolis area, appraisals are typically around $600. That is a full 1% of the loan amount on a $60,000 loan, and lenders quickly have trouble - whereas a $600 appraisal on a $600,000 house is just 0.1%, and it easily works.
