I would like to purchase a New Home

Hello. I wanted to see what Loan amount I would be approved for if I had FICO of 722, income of 3500 a month with 565 of it going towards (car/credit card). Also would I be approved for more if I had like a co-borrower such as my girlfriend? She has 713 fico score, makes roughly 2400 month and has about 200 dollars only going towards credit card.What could i qualify for with and without a co-borrower.
