More info needed, but in general.. there are 2 possibilities.. 1- if the person assuming is NOT a veteran.. then they must fully qualify and be approved.. This would release you from the obligation of the loan, so if they default, it's all on them.. you are not liable.. But under this scenario, your entitlement is tied up in this property until the loan is paid off.. 2- If the person assuming IS a veteran, then they must fully qualify, be approved, and the entitlement can be transferred from you to them.. under this scenario, if they default, you would not be liable, and it would not affect your entitlement to purchase homes in the future with VA financing..
