If I do not have enough equity in my home to refinance, but have good credit, is loan modification my only option?

no, you could also look at refinancing your home by using the Home Affordable Refinance Program that the government rolled out. You can go up to 105% of your home value and 125% in some cases depending on who you pay your mortgage to currently. Hi Scarlett,With a loan modification, you may be able to adjust your terms to a rate as low as 2% and not have to pay to do it. When you refinance, in most cases there are costs unless you choose the no cost/higher rate option.
