No he does not.. but understand the laws are different in every state as to what guidelines need to be followed when obtaining a mortgage.. Here in AZ, we're a community property state.. so if you use FHA for financing, even if your spouse is not going to be on the mortgage, their debt must be included in the qualifying ratios, but you cannot use any of his income to help with the ratios.. check with a local mortgage broker to see what would apply to your specific scenario since the guidelines can be drastically different from one state to another.. No, you don't have to both be on the mortgage unless you want to be but there are sometimes other considerations. Last mortgage I did in TN the wife was not an applicant.
