If you're referring to an FHA Streamline loan, and she was on the original loan, then, yes, she'll need to be on the new loan. If you're referring to a new loan as a refinance or purchase, no, she does not have to be on loan. Utah is not a community property state, so you won't be required to add her debts for qualifying purposes, either. If she has no income, then she doesn't have to be on the loan.. Some lenders might have overlays that may require to look at her credit report and have you assume her debt, but UT is not a community property state, so there are lenders out there who won't require this.. if you want to know for sure, you should contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. if your refinancing and she was on it then yes. For a new purchase no.
As you can see by some of the other answers, more information is needed. If you have an existing FHA loan and want to do an FHA streamline refinance, then yes. She must be on the new refinanced loan. If you are purchasing or If you are refinancing your existing FHA loan and taking cash out, then it is a new refinance and she does not have to be on the loan. The only time a spouse would HAVE to be on an FHA loan is A) if you want them on, and B) if you are doing an FHA streamline refinance and they are on the current note. In all other situations, your wife could be what we call a "Non-borrowing spouse". In a community property state like Arizona, we would need to review her credit and you would have to have sufficient personal income to service all of your monthly payments as well has hers too.
