I'm a first time buyer with 75,000$ for down payment. My question is can I use my income which is 120000$ but my wife's credit 760 to qualify?

They will look at the credit score of the primary borrower, which is you. Your wife's past income will not be used to qualify you for a loan since she is no longer working. Underwriting will always use the lower middle credit score of the borrowers in determining a loan approval. The fact that your wife is not currently earning is not relevant if you are applying jointly. If she is applying alone, she will need income of her own. You didn't say it, but it sounds like you may be thinking that you don't have a high enough score. I am licensed in Georgia and have a long history of working with folks that do not have great credit, overcoming the issues and then becoming homeowners, or being able to qualify for a great rate on a refinance.
