I'm a single monther, looking into FHA mortgage.

FHA is one of the most forgiving loan programs out there, but even FHA won't touch a 490 score. In theory, it is potentially possible on FHA with a score of 500 or higher with at least 10% down. FHA will potentially allow as little as 3.50% down with a 580 score or higher. The reality is that as you drop below 620, it gets harder and harder to qualify.
