For most all lenders, a $15,000 loan is too small to be profitable.. There are laws in place that limit how much a lender can make on a loan, and for a $15K loan, it just not enough.. Our minimum here is $75K.. but there are other lenders out there that will have lower minimum loans.. some as low as $40K.. but I don't know of any mortgage lender who will do $15K... It's possible a local small community bank or credit union might do a home equity line of credit.. (HELOC).. but typically, they want to see scores much higher than 605, so i'm not sure that will work.. but assuming you increase your cash out amount and can meet all other eligibility requirements, then a 605 is in our acceptable range..
