Great Question.. First, let me say that the seller is not required to pay any of your costs.. It's just that certain fees cannot be charged to the Veteran.. who pay's for them is irrelevant.. The Realtor can pay them, the lender can pay them, or the seller could pay them..The fee's could even be waived, but the seller is not REQUIRED to pay.. Second, the lender CAN charge you 1% origination, but they are not allowed to charge you for underwriting, processing, or any other type of "Junk Fee's".. For the full list and explanation, check out this link on VA'S website.. http://www.benefits.va.gov/phoenix/pdf/rlc/closing_costs.pdf Keep in mind that just because VA does not allow YOU to pay these fees, it does not mean that those fees do not exist.. Most lenders have combined fees to limit the amount of different line items on the Closing Disclosures.. making the final documents easier to read.. but don't be surprised if you see these "prohibited fees" listed on the final doc's.. they will still be there, but there will also be a credit somewhere to offset them so you're not charged..
