income not steady

This is not generally an issue in and of itself. You fall under the self-employed income proof guidelines. Generally this simply means lenders will require the last two years of personal (and business if applicable) federal tax returns. It is a bit more complicated than this, but simply what did you bring in the front door over the entire year (income), minus anything your wrote off, then the bottom line of what you reported on tax returns as income to the IRS is averaged over the two-year period, then divide by 24 to get monthly qualifying income.
