We're not going to hold you in suspense, the national average credit score is 692 (as of January 2011). That value is based upon research conducted by Experian, one of the three major credit reporting and scoring agencies. In my humble opinion, while you may find a lender willing to lender at that score, you will be much better off of you work on getting that credit score up OVER 640 before buying a home. A few months worth of work on improving your score will save you thousands of dollars over the life of your loan. Buying in MN or Wi? Visit www.MnBestRates.com

Most studies have shown average credit scores to be around 680. Your score at 595 is a little below the industry standard requirement for credit scores; however, you are close enough that a little work on your report could have you at an acceptable score in as little as 2 weeks. You will qualify for an FHA loan with a 620 assuming other items are in line (debt to income, assets, job history, etc.). Hope this helps!

You can purchase a home via FHA with that score. You must not have any late payments in last 12 month and have verifiable housing payment history as well as verifiable income supportive of all your debts, including the new mortgage. What state are you looking to purchase?

I help many borrowers move from a score like yours up to being able to purchase in just two to three months. Call me at 866-766-1918. I have many references for this same situation.
