Is conventional loan preferred over a VA loan?

It shouldn't be but typically there are two reasons a seller doesn't accept a great VA offer. Properties that are purchased with FHA, USDA or VA loans require the appraiser to look for items that would be considered Health & Safety items. This could be things like landscape grading appears to show water draining toward the foundation instead of away, Windows or doors that do not close and latch securely, missing tiles or evidence of water damage in wet locations like kitchen and bath. Because of this, sellers that know their home has such items that might be caught, resulting in a mandatory repair to complete the transaction, may shy away form a buyer that requires such a rigorous inspection. Another reason is there are many Agents that either do not understand the benefits of having a VA buyer or do not understand how VA loans work so they tell their seller just don't accept VA offers. Sadly, these sellers lose out on a fast sale to a well-qualified VA buyer. A strong buyer's agent should be advocating to the other party the merits of you as the perfect buyer, with a much stronger offer. Unfortunately, many real estate agents are pretty clueless, and give very bad advice to sellers. One of the many clueless items comes to financing. For some reason many agents have a completely misguided belief that VA loans don't close on time, will have appraisal issues, or you are somehow less likely to close because you may be putting zero down. I generally instruct agents I work with to push back on any agent even remotely thinking of rejecting a VA offer simply because it is a VA loan. I lend for VA loans in MN WI IA ND SD.
