Is it possible to refinance my FHA 6 months after a Chapter 7 bankruptcy discharge?

My chapter 7 has nothing to do with my mortgage payments, due to an accident I had trouble with my medical bills, but I have been on time for every payment in the last three years for my home. Is this possible, or does the chapter 7 mess everything up? by kentb6_416_506 from Albany, New York. Oct 7th 2011 Reply

you would have to wait up to 3 years to finance again.

The absolute minimum time period (penalty period) is going to be one year from the date of discharge, not the date the petition was filed. It sounds like your situation would probably fall under FHA's extenuating circumstances provision, especially if you were never late on your mortgage. I would encourage you to seek out a Mortgage Broker or Mortgage Banker in your community instead of one of the big banks or national lenders. A competent, licensed Loan Originator should be willing to sit with you and help you make sure the rest of your credit report is as clean as possible so you can be approved as soon as time allows.

FHA Streamline refinance is a no credit qualifying loan. Lender overlays will disallow you to refinance after a recent BK, however there are lenders out there that will. FHA BK guidelines and waiting periods do not apply to Streamlines. Here in Arizona we have 2 lenders that will do Streamline Refi's after a BK. This is assuming that your current loan is FHA... Search for a local mortgage broker, not a BANK. He has access to a vast number of lenders, and can search for a loan product that fit's your exact scenario.. WilliamAcres.com
