Is it time to let go of our duplex?

I own a single duplex in a very good area in Salem OR. We started out as a tenant in 2015 and bought it from our landlord in 2018 when he decided to sell and move out of state. We paid a good price back then and renovated the place. We bought another property and retained the duplex for rental income. The past years has shown the real estate market boom in the area and we have been getting plenty of offers on the duplex and we are considering letting it go.
