Nothing fan stop you from ordering a home inspection at any time. I'm not licensed for real estate or lending in SC, but in most states, you have a 'due diligence' period for an inspection. During this period, you find (just an example here, but) the inspector discovers the home is sliding off the foundation. You want to cancel, and you are in the due-diligence period, you can do so with no penalty. After the period, you risk losing your earnest money, but you can't be forced to finalize the purchase. So. If you have concerns, order the inspection ASAP. I tell all my buyers order the inspection. You need to know everything you are getting, warts and all, before you spend that much money. There is nothing stopping you from getting an inspection, even at this stage of the game. Cancelling, or renegotiating due to something found after your inspection period is also still in play, although usually that means losing any earnest money. I have plenty of customers who usually based on Agent advice don't get an inspection 'to make the offer look better' - which is just horrible advice. Still better to get an inspection now and take possible small financial lumps now than buy a money pit, and take large financial lumps later. I lend in MN WI IA SD ND.
