is there a standard cap on the amount available for a va loan or does it depend on the area i choose to live in? What is it for Oceanside?

It does depend on the area. In some parts of California the cap can exceed 1 million dollars. I would be happy to provide that for your area if you want. What price rangeto purchase in are you looking at?

The V A does not set a cap on how much you can borrow to finance your home. However, there are limits on the amount of liability VA can assume and thus youtend to be capped in specific geographical locations on what you can borrowon purchasing a home. San Diego County is quite a bit lower on the maximumthen say Orange County.

In the vast majority of the country, the zero down payment cap on a VA loan is $417,000. There are a very small number of "high cost" areas around the county that are higher. If you need higher, but are not in a high cost area, you can go above $417,000 - but now you will need a down payment. Contact a local VA expert in your area for more info. In addition to the other good information provided, remember that you of course still have to meet qualifications for the amount of mortgage you are requesting. If $417,000 is sufficient a higher limit for Oceanside doesn't affect you. Even in areas where the limit is $417,000 you can borrow more if you are providing some downpayment.

The VA will lend up to 100% of the value according to the county loan limit. Each county has their own set limit, the majority of them being $417K. If you are looking to do 100% financing you need to check your county's loan limit. Just go to VA.Gov website for a full list of all counties.

As stated the standard limit is $417,000, but in San Diego County it is $500,000. Your limit can lower if you are currently using your VA Benefit with an active VA Mortgage Loan.
