I really want to move out of my current apartment. I was married previously and had a house in my name under my VA benefits. I married my ex and she moved in. We divorced and let her keep the house in my name. After 5 years she got a loan and put it in her name. I am now applying for a loan and discovered that the ex had plenty of late payments. Maybe I am missing something here, but I don't see any reason why you would need to wait to apply for any mortgage financing UNLESS the late payments on the old loan in your name were within the last 12 months. If they were, there are rules about how many late payments you can have in the last 12 months. A lender reviewing your credit report should be able to tell you when you'll be good again. Hi Cliffordj603,How long ago was the last late payment?Was the home awarded to your ex in the divorce?There are a couple of things to consider.1) Can we get your application approved through an automated underwriting system or AUS. If the late payments on the mortgage were within the most recent 12 months, your application probably received a refer recommendation from the AUS. That means we'd have to do a manual underwrite on your loan. Some lenders have an overlay that requires no late payments in the last 12 months but that is not a VA guideline.2) If the home was awarded to your ex in the divorce, we can essentially ignore the payment history on that loan post divorce as long as the payments we on time prior to the divorce.It's worth it to get a 2nd opinion.
