Do you happen to have an FHA or VA loan? If so, you can complete a streamline refinance.

FHA, VA and USDA all have refinance options where no appraisal is necessary.. if it's not one of those and it's also not HARP eligible, then you will have to wait till you have sufficient equity to refinance or pay down your principal to an acceptable level.. HARP 3.0 is supposed to help all those who have not been able to take advantage of any of the other refinance products, but as of today, it's not passed into law.. stay tuned!!.
