Typically if your purchasing a new home, then you can ask the seller of the property to contribute to your closing costs.. depending on the loan program your using, you can get up to 6% of the sales price as a credit to you which should cover all your closing costs.. talk to your realtor, as they are very familiar with seller contributions.. There may be a local program that provides that help, but by far the easiest is to ask the seller to pay your closing costs as part of the contract they agree to. Usually they are allowed to pay at least 3% of the purchase price toward your costs, sometimes more (FHA and VA loans for example). I used to work with a number of similar assistance programs and have to say that they definitely complicate what is already a complicated process. Some of them also require the funds to be paid back when you sell the home.

Yes... and no... Most people are able to roll the costs into the transaction... this makes it no out-of-pocket costs, but you are paying for it over time, and one of the most popular ways of paying closing costs.
